Welcome to our shared housing community! Please note that this arrangement is structured as a membership, not a traditional landlord-tenant relationship. As a member, you are part of a community where shared spaces and resources are maintained collectively. The terms outlined below are designed to ensure a comfortable, safe, and respectful living environment for everyone. By becoming a member, you agree to follow these guidelines and contribute to the smooth operation of the house.

MEMBERSHIP AGREEMENT

This Membership Agreement (the "Agreement") is made and entered into as of the date of acceptance by the Member, by and between VBCH Homes LLC, hereinafter referred to as the "Host", and the undersigned individual, hereinafter referred to as the "Member."

1. Purpose of Agreement

This Agreement establishes a revocable license to occupy a room within a shared residence. This Agreement does not create a landlord-tenant relationship and is not governed by landlord-tenant laws.

2. Term & Termination

This Agreement is a membership-based license that renews on a bi-monthly basis, commencing on [Start Date].
Either party may terminate this Agreement with 72 hours’ notice in writing (email or text message acceptable).
The Host may terminate this Agreement immediately for violations of house rules or failure to make timely payments.

3. Membership Fee & Payment Terms

The Member agrees to pay $[Amount] on the 1st and 15th of each month.
This membership fee includes:
- Occupancy of a private, unfurnished room
- All utilities (electricity, water, internet, trash)
- Access to shared common areas (kitchen, bathrooms, laundry, etc.)
Payment Grace Period: A 1-day grace period will be given for each due date.
Late Fee: A 10% late charge will apply if payment is not received by the end of the grace period (i.e., by the 2nd or 16th).
Continued late payments may result in termination of membership.

4. Security Deposit

A refundable security deposit of ½ month’s membership fee ($[Amount]) is required prior to move-in.
Deductions may be made for damage, unpaid fees, cleaning costs beyond normal wear and tear, or violations of this Agreement.

5. House Rules

To maintain a safe and respectful shared living environment, Members must follow the House Rules, which are provided in a separate document as part of this agreement. By signing this Membership Agreement, the Member acknowledges that:

They have received and read the House Rules.
They agree to abide by them throughout their stay.
Violation of the House Rules may result in the immediate revocation of their license to occupy the premises.
A separate signature will be collected to acknowledge agreement to the House Rules.

6. No Landlord-Tenant Relationship

This Agreement is not a lease, and the Member is not considered a tenant under state or local laws.
The Host may revoke the Member's license to occupy at any time with the notice stated above.

7. Liability & Insurance

The Host is not responsible for any loss, theft, or damage to the Member’s personal property.
The Member is responsible for any damage they cause to the property.
The Member is encouraged to obtain renter’s insurance for personal belongings.

8. Dispute Resolution

Any disputes shall first be attempted to be resolved through informal discussion.
If unresolved, disputes will be settled by binding arbitration in the jurisdiction of Virginia.

By signing below, the Member acknowledges and agrees to the terms of this Membership Agreement and understands that it does not create a landlord-tenant relationship.
