House Rules for Room Rentals

Conduct
• Cleanliness: Residents should keep both personal and common areas tidy. This includes regular cleaning of rooms, ensuring common spaces are free from personal items, and maintaining clean sinks and counter tops.
• Respect: All interactions among residents, staff, and guests should be conducted respectfully. Disrespectful behaviors, such as the use of foul language, yelling, or harassment, are not tolerated.
• Entry Codes: Residents must not share their entry codes with others to maintain security.
• Damages: Any damage caused by a resident should be reported and will be the financial responsibility of that resident.
• Violence and Threats: Any form of violence, threats, or intimidation towards others is strictly prohibited.
• Overnight Guests: To maintain a respectful and fair environment for all tenants, overnight guests are generally not permitted.  However, exceptions may be made for occasional visits, such as a significant other staying for a weekend, provided the visit is requested at least 5 days in advance and approved in writing by the property manager. To help cover additional utility usage and wear-and-tear, a guest fee may apply depending on the length of stay and frequency of visits.

Smoking
• Indoor Smoking: Smoking inside the house is strictly forbidden due to safety concerns. This includes tobacco, marijuana, and the burning of incense or sage.
• Open Flames: The use of candles and any open flames is not allowed.

Safety
• Strangers: Residents should not grant access to unknown individuals. Authorized personnel will have their own access codes.
• Locks: Altering or damaging property locks is prohibited.
• Space Heaters: The use of space heaters is not permitted due to fire risk.
• Illegal Substances and Weapons: The use of illegal drugs and possession of firearms or weapons are strictly forbidden and may lead to immediate termination of residency.

Utilities
• Conservation: Residents are responsible for conserving utilities such as electricity, water, gas, and internet. Excessive usage may result in additional charges.
• Thermostat Control: Only designated individuals may adjust thermostats and climate control devices.

Vehicles
• Parking: Residents should park only in designated areas, ensuring not to block other vehicles, mailboxes, or trash bins. Parking on grass or yard areas is prohibited. Residents are also expected to be courteous to neighbors by parking in a manner that does not disturb their normal parking pattern, especially when using on-street parking.
• Vehicle Maintenance: Major vehicle repairs are not allowed on the property. Minor maintenance, such as changing a tire, must not block other residents or damage the property.

Payments
• Payment Methods: Using stolen or unauthorized payment methods is strictly prohibited.
• Account Funding: Residents must ensure their payment accounts are adequately funded to avoid failed transactions.
• Late Payments: Repeated late payments may result in late fees or termination of residency.

Additional Rules
• Trash Management: Residents are responsible for proper trash disposal, including taking bins to the curb on collection days and returning them promptly.
• Business Operations: Operating a business from the residence, including hosting client meetings or using home resources for commercial purposes, is not allowed.
• Property Access: Authorized personnel have the right to enter any room as necessary for safety, maintenance, or compliance purposes. Advance notice will be given when possible.
• Personal Belongings: Residents are advised to secure personal property insurance, as the property owner is not liable for lost, stolen, or damaged belongings.
• Plumbing: Disposing of inappropriate items in toilets or sinks can lead to significant repair costs, which will be the responsibility of the resident.
• Room Occupancy: Residents may only occupy the room assigned to them and should not move belongings into other rooms or common areas.
